What We Do When You Stop Replying
Two follow-ups, spaced out, and then we stop. The second one says it is the last one.
We do not keep a list of people to call every quarter, we do not pass unresponsive enquiries to another firm, and we do not sell the address on. If you come back in a year the file is still here and nothing about it has been shopped around in the meantime.
Why Does That Need Saying?
What We Never Do, However Long the Silence
Contact your mortgage servicer. Not to ask about the loan, not to check the position, not to be helpful. The duties under section 1308 run between the first lien holder and you, and a buyer inserting itself into that relationship is affecting the value of the thing it wants to buy. Go to the property. Beyond a visit you have agreed to. On a house where somebody else is conducting occupancy inspections every 25 to 35 days, an unannounced third party at the address is not a neutral fact.
Remove anything posted on it. Including a notice we happen to see. That document is between you and the lender and it is not ours to take down.
What We Will Tell You Even If You Never Reply
If our first email finds something you should know, you get it whether or not you engage further. What the county clerk's records show about what is recorded against the property. Whether anything appears to have been posted. What the house would be worth repaired.
That costs us little and an owner in this position should not have to buy it from anybody.
What We Would Rather You Did Before Talking to Us
Go and look at the front door, or have somebody do it. Call whoever holds the first lien and tell them there was a fire. Speak to a New York lawyer if a notice has been posted or the loan is delinquent.
All three make your position better and none of them involves us. Two of them make our offer look worse by improving your alternatives, which is a reasonable test of whether the suggestion is honest.

Where the damage is severe, the loan is behind, and the arithmetic of catching up and repairing does not work. In that situation a sale converts a property heading toward a process into money you keep, and it does it before the process has taken the value out.
That is the case we are built for, and it is time-sensitive in a way most of this site's advice is not.
When It Is Not
Where the loan is current and the house is repairable. Across North Buffalo, Elmwood and much of the first ring that describes most of what we see, and our written figure says so rather than making you work it out.
The Ordinary Disclosures
We buy as principal, in our own entity, with our own funds, and we take title. We do not assign contracts. Nothing is charged to you at any stage, including if you decline or simply stop replying. We are not brokers, not public adjusters, not contractors and not lawyers.
