The Borrower and the Person Dealing With It

The notice a mortgagee must post is directed at the borrower, property owner or occupant, and the duties themselves run between the first lien holder and the loan.

What Does That Look Like in Practice?

A family member calls the number on the posted notice and is told the servicer cannot discuss the account with them. Meanwhile the 90 day inspection has happened, the determination has been made, and the clock on responding is running. The gap is procedural rather than substantive, and it is entirely fixable, but it has to be fixed by somebody with authority rather than by persistence.
